Homes for sale West of I-5


The average asking price of the eight 2-bedroom homes (condos not included) is $382,600. These homes are an average of 868 square feet. These homes have been for sale for an average of 22 days. The average asking price of the 19 3-bedroom homes is $620,745 with an average of 2141 square feet. These homes have been for sale an average of 26 days. There are fourteen 4-bedroom and twelve 5-bedroom (or more) homes currently for sale with an average asking price of $1,199,037 and $2,769,417, respectively. The average square feet of these homes are 3512 and 6232, respectively. These larger homes have been for sale for an average of 66 days. All together there are 53 homes for sale in this area.


Homes for sale East of I-5


Now on the East side of Shoreline, including Lake Forest Park, there are four 2-bedroom homes for sale and the average asking price is a little lower than the West side at $321,225 with an average size at 998 square feet and the same average number of days for sale at 22. There are thirteen 3-bedroom homes on the market with an average list price of $926,841. These homes have been on the market an average of 69 days and have an average of 2492 square feet. There are fourteen 4-bedroom and eleven 5-bedroom (or more) homes for sale with an average list price of $795,680 and $642,900, respectively. The average square feet of these homes are 2889 and 2918, respectively. In total, there are 42 homes for sale in this area.


Homes sold in the last 60 days West of I-5


Eight 2-bedroom homes sold for an average of $328,438 which is over the average listed price of $315,188. In the 3-bedroom category, 50 homes sold for an average of $467,468, again over the average asking price of $466,172. Four-bedroom homes sold for an average of $645,210, just slightly over the average asking price of $643,427. Homes with 5 or more bedrooms sold for an average of $623,873, slightly under the average list price of $626,288. There were a total of 101 homes sold in an average of 19 days for an average sale price of $529,382.


Homes sold in the last 60 days East of I-5 (Shoreline and Lake Forest Park)


Eleven 2-bedroom homes sold for an average of $343,705. The average list price of these homes was $334,214; they took an average of 26 days to sell. The largest number of homes sold were in the 3-bedroom (42) and 4-bedroom (45) categories. The average sale prices of these were $412,630 and $579,054, respectively. Again, the average sale prices were over the average asking price. There were 15 homes with 5+ bedrooms sold with an average sale price of $822,960, just slightly below the average list price of $843,573. A total of 113 homes were sold for an average sale price of $526,664 in an average of 16 days.
